Inspection & Testing It is a legal requirement to ensure that commercial electrical installations are periodically tested, maintained and safe to use. A programme of periodic testing should be implemented as part of an effective maintenance programme to prevent the development of faults and ensure the continued safe operation of systems and equipment. The need to ensure that installations are electrically safe is further reinforced by Commercial Insurers. In the event of a fire, the majority of policies require evidence of the certified integrity and safety of the electrical installation. NRM provides packages to include the full scope of testing services, from small domestic testing and reports through to larger commercial installations NRM has a dedicated electrical testing team, led by an experienced, time served, testing manager, ensuring all statutory and regulatory requirements are met and that the client is provided with a comprehensive certification pack. Norwich Residential Maintenance Ltd Professional Maintenance Company Services available: Caretaking Services We provide Caretaking staff to carry out a number of roles and responsibilities at residential development (general maintenance and repairs, light bulb replacement, security patrols, emergency response) Cleaning Services We provide staff and equipment to carry out communal cleaning at a number of residential developments. Electrical services We have NICEIC approved staff for general maintenance, repairs and upgrades. We are also able to provide Periodic Inspection testing / reports. Plumbing services We can carry out boiler services and maintenance to both gas and electrical units. Garden & Grounds Maintenance We have gardeners and grounds maintenance staff to carry out general gardening and maintenance works. Window Cleaning We typically carry out window cleaning using The Water Fed Pole System (WFPS). This is the safest method of window cleaning, as the operator’s feet never leave the ground. A carbon fibre pole with a brush attached to the end is used, pure water is pumped from a holding tank (incorporated in our vehicles) through a hose inside the pole and out through the brush head. Hot water cylinder (Service / Repairs)
Service / Repairs for Electric Hot water cylinders Got properties under management with Electric Hot Water Cylinders? Norwich Residential Maintenance has fully qualified staff to carry out servicing and repairs. Servicing: Electric hot water tanks – Under the manufacturer’s warranty requirements and general recommendations they advise tanks should be serviced annually. This is of particular importance in hard water areas or where the water supply contains particulate matter. Maintenance should be carried out by a competent person (holding an Unvented Domestic Hot Water Storage systems certificate). Manufacturer’s recommendations are: Descaling Immersion Heaters (This will prolong the life of the elements and reduce electric consumption) Removing limescale from bottom of tank (Prolong the life of the tank) Check operation of safety valves Check the strainer Please note the whole tank has to be drained to complete the service. As you aware GasSafe and the HSE have set deadline of 31/12/12 for all concealed gas flues to available for inspection by a GasSafe Engineer when carrying out repairs and annual servicing to boilers. Solution: Install fire rated inspection hatches to allow access to all flue joints – This can be completed within 2 days with minimal fuss or distruption.
